What's involved

Repair first, then a finish that lasts

Sealing over unrepaired cracks only hides the problem for a season. The repair is what makes the finish last.

Step 01

Surface assessment

We look at the cracks, their pattern, drainage, and the overall condition of the asphalt to judge what restoration can achieve and what it can't.

Step 02

Cleaning & crack prep

Cracks are cleared of loose debris, vegetation and old failed filler. The surface is cleaned so filler and sealer can bond properly rather than sitting on top.

Step 03

Filling the cracks

Cracks are filled and compacted so water runs off the surface instead of penetrating it — the freeze-and-thaw cycle is what widens cracks year over year.

Step 04

Sealing the surface

A sealer coat is applied across the full driveway, protecting the asphalt from UV, oil and water while evening out the colour.

Step 05

Curing & aftercare

Freshly sealed asphalt needs time before vehicles and foot traffic return. We'll tell you exactly how long and how to care for it.

They solve different problems, and a driveway usually needs one or the other — sometimes both, in the right order.

Removes what's on the surface

Dirt, algae, mildew and staining sitting on top of intact asphalt. The surface itself is sound — it just looks tired.

Repairs the surface itself

Cracks that let water in, failed joints, and oxidized asphalt that has lost its binding. Cleaning alone will not fix these — and sealing over them will not hold.

What affects the cost

Driveway restoration is quoted per property, because no two driveways fail the same way. These are the things that move the number:

  • Total square footage of driveway and parking areas
  • How much cracking there is, and how wide the cracks have opened
  • Whether cracks need filling only, or any patching underneath
  • Surface condition — oxidized, flaking or previously sealed
  • Access, slope and drainage around the driveway
  • Whether one coat of sealer is enough or a second is needed

How long does the work take?

Most residential driveways are completed in a single visit. Larger driveways, or ones needing extensive crack work, may take longer. We'll confirm the timing with your estimate.

How soon can I drive on it afterwards?

Sealed asphalt needs time to cure, and that varies with weather and product. We'll give you a specific window for your driveway rather than a generic number.

Will the cracks come back?

Crack filling slows water entry, which is what drives cracking. It does not undo the underlying movement in the asphalt, so cracks can reappear over time — particularly through freeze-and-thaw cycles. We'll be straightforward about what to expect on your surface.

Can you restore a driveway that's never been sealed?

Often yes, but it depends on how far the asphalt has deteriorated. Oxidized, flaking asphalt with widespread cracking may be beyond what sealing can help, and repaving may be the honest answer. We'll tell you if that's the case.

Do you do this on commercial lots too?

We work on both residential and commercial properties. Lot size, parking access and business hours affect scheduling — tell us those details when requesting a quote.

Do you also pressure wash driveways?

Yes — surface cleaning and restoration are separate services, and we offer both. If your driveway is sound but dirty, cleaning is likely what you need. If it's cracked, restoration is.
